Asbestos-containing materials (ACM) are either known to contain asbestos, or presumed to contain asbestos.
We carry out a comprehensive survey to make a materials assessment and to find any asbestos-containing material (ACM), recording what it is, where it is and the quantity found. We also record how easy it is to access, the condition it’s in and identify if there’s any surface treatment.
We will also record the type of asbestos by sampling it in line with ‘Asbestos: The survey guide’ published by the HSE.

What type of survey is needed?
The property owner, employer and surveyor need to be clear on the type of survey needed, where the survey is needed, and what records should result.
There are two types of survey for ACM.
The purpose of the management survey is to manage ACM during typical use of the building. An asbestos surveyor will carry out the management survey to ensure that no-one is harmed or injured by the presence of ACM in the building. They will also ensure that the ACM remains in good condition and that no-one accidentally disturbs the area.
The management survey must identify where the ACM is and if it could be damaged or disturbed by either normal activities, routine maintenance or new equipment installation. To make the materials assessment minor intrusion and disturbance will be required. This will show the capacity of the ACM to release fibres into the air if disturbed. The survey will also provide guidance when prioritising any corrective works.
Refurbishment or demolition survey
Where the building, or part of it, require upgrading, refurbishment or demolition a refurbishment or demolition survey should be undertaken. Our surveyor will need to carry out the surveys which will ensure that no-one will be harmed by work to be carried out.
The survey will provide us with the identification and location of all ACM before any structural work begins. It will involve destructive inspection and asbestos disturbance, therefore the area to be surveyed must be vacated, and certified 'fit for reoccupation' after the survey.
